The Cocoonr Agency in Annecy is delighted to offer for rent Villa Artwood, a stunning contemporary residence of 220 m², set in the heart of a private 1,360 m² plot, in a peaceful, countryside setting.

- Utility room with washing machine and tumble dryer.
- Garage (some personal belongings of the owners are stored and secured here).
- Bedroom 1 : two single beds (90x200 cm) that can be joined together + sofa bed (140x190 cm).
- Separate bathroom with shower, washbasin and WC.
Main floor (garden level):
- Panoramic terrace of 150 m², furnished and equipped with a plancha.
- Spacious 80 m² living area including:
- Fully equipped open-plan kitchen (oven, microwave, hob, coffee machine, kettle, toaster, raclette machine, etc.).
- Dining area of 20 m² with lake view.
- Lounge of 35 m², lake view, TV area, and open fireplace.
- Separate WC.
Upper floor:
- Bedroom 2 : two single beds (90x200 cm) that can be joined together, south-facing.
- Bedroom 3 : double bed (160x200 cm), south-facing.
- Master suite : double bed (160x200 cm), private bathroom with shower and double washbasin, 7 m² terrace with splendid lake views.
- Separate bathroom with washbasin and shower.
- Separate WC.

Transport:
- The regular SIBRA Y51 and 15 bus routes, with a stop located near the villa (Croix de Filly), provide easy access to Annecy city centre (approximately 20 minutes) and the nearby beaches (5 to 15 minutes).
- Geneva International Airport is approximately 55 minutes away by car. Bus and private shuttle services also connect Geneva to Annecy. For greater comfort, we recommend using taxis or private hire vehicles.
- If you choose to come by car, you can use one of the parking spaces in front of the house.

- Parties and noise disturbances are strictly prohibited
