## Space
This spacious, bright and welcoming 54 sqm accommodation, fully air-conditioned, is ideal for stays with family or friends.
It features a comfortable living area with sofas, open onto a fully equipped kitchen, offering everything you need for your stay. The kitchen includes a Senseo coffee machine, a classic filter coffee maker, a toaster, a dishwasher, a microwave, a mini oven, and a washing machine, ensuring optimal daily comfort.
On the ground floor, you will find a bathroom equipped with a shower, a washbasin, and a hair dryer, as well as separate toilets for added convenience.
The sleeping area consists of three bedrooms
a first bedroom on the ground floor with a 160 cm double bed,
upstairs, a bedroom with two single beds (90 cm), ideal for children or friends,
a second upstairs bedroom with two bunk beds (90 cm), perfect for younger guests.
Each bedroom is equipped with duvets and pillows for your comfort.
A baby kit (high chair and travel cot) can be rented as an optional extra for €10 per stay, ideal for traveling light with a young child.
Outside, enjoy a large south-facing terrace, perfect for making the most of the Mediterranean climate. It is equipped with a retractable awning, outdoor furniture, sun loungers, a stone charcoal barbecue, and an electric plancha. A summer kitchen with a sink completes this outdoor space, ideal for meals and relaxing moments.
The property benefits from two private parking spaces, located in the residence’s private parking area.
Ideally located just 500 meters from the sea, with easy pedestrian access, the accommodation is also close to the main shopping street. Here, holidays mean freedom: leave the car and do everything on foot!
👉 For your arrival, the RIBOLEYS team provides a welcome kit, including dish towels and microfiber cloths, a new sponge, dishwasher tablets, dishwashing liquid, trash bags, and a bath mat, allowing you to settle in comfortably from the moment you arrive.
👉 The RIBOLEYS team will welcome you directly at the property to hand over the keys and will remain available throughout your stay.

Vias offers its visitors 5 km of fine sandy beaches, traditional markets with a warm atmosphere and unspoilt natural areas to discover through pleasant discovery tours, ideal for holidays in Occitanie.

The town of Vias will win you over with a multitude of activities, including a visit to the André Malraux art gallery, a trip on the Canal du Midi, the pleasure of strolling through the streets of Vias on the seafront, enjoying a day at Europark, or hiring a bike and cycling along part of the famous Canal du Midi or along the Mediterranean coastline.
Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities available on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.
## Neighborhood
The house is located in a private, secure residence. It is fully gated. The residence is quiet and family-friendly.
## Transit
By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.
## Notes
During July and August, the accommodation is only available for rental from Saturday to Saturday.
A security deposit of 300 € will be requested upon your arrival.
Guests are invited to bring their own bed linen and towels.
You can book bed linen and towel kits for €10 per person per stay.
A baby kit (high chair and travel cot) can be rented as an optional extra for €10 per stay, ideal for traveling light with a young child.
Outside July and August, end-of-stay cleaning is optional.
However, if you prefer, we can do it for you for a fee of 84 € TTC.
End-of-stay cleaning is mandatory in July and August.
If the cleaning fee does not appear when booking, it must be paid on-site when collecting the keys.
Youth groups are not accepted.
Pets are not allowed in this accommodation.

Eva war immer erreichbar, sehr flexibel und zuvorkommend.
Sehr empfehlenswert. Eva ist die ganze Zeit super erreichbar und hilft bei jeder Frage weiter.

Unterkunft liegt ruhig, nur ein paar Gehminuten vom Strand entfernt.
