The villa spans three levels. GROUND FLOOR - Main entrance leading to a spacious open-plan area with a double living zone, sofas, armchairs, smart tv and large windows, some sliding, with direct access to the panoramic terrace; a modern equipped kitchen with direct access to the garden and outdoor hot tub; guest bathroom (no bidet). FIRST FLOOR LOFT - Master bedroom with walk-in closet, private terrace, and ensuite bathroom with shower and tub. BASEMENT FLOOR - Accessible via an internal staircase, on the same level as the pool; living area with dining space; guest bathroom (no bidet); four bedrooms: one double bedroom with walk-in closet; two double bedrooms with ensuite bathrooms with tub and shower, direct access to the garden and pool; one double bedroom with ensuite bathroom with shower. Laundry room with external access.
Park
The fully fenced 4,000 sqm private grounds are set on sloping terrain. Beyond the entrance gate, a gravel driveway leads to a parking area in front of the villa, accommodating up to five cars, with an additional two spaces available outside. The garden features ancient olive trees, palm trees, dense oleanders, and hedges up to 4 m high. A large panoramic terrace surrounds the ground floor, offering sea and pool views; dining area; wooden solarium with armchairs; heated hot tub (33°C) for four people. The terrace also includes a relaxation area with sofas and armchairs and a second dining area with table, chairs, and umbrella, accessible via a few downhill steps.

Swimming Pool
The pool is located at the back of the villa, accessible via two staircases from the panoramic terrace. Positioned at the same level as the basement, it can also be reached through glass doors from the dining area and two bedrooms. Rectangular shape; dimensions 15 x 4.5 m with a constant depth of 1.30 m; chlorine purification; mirrored bichromatic Palladian tile lining; wide steps for entry; LED atmospheric lighting; spacious pool terrace with matching tiling, sun loungers, gazebo with sail shading a lounge area. Open from the last Saturday in April to the first Saturday in October.
