- All cancellations except Airbnb, for any reason, are subject to credit card fees of 3.5%-5% of the refund amount.

Payment Plans: Outside of Airbnb, payments are staggered – 34% of the total price on the day following your confirmation, 33% 30 days prior to the trip and 33% on the day prior to the trip. All subject to sale and tourism taxes. Should taxes not be charged, guest is liable to pay taxes at the property.
Cancellation Fees: Non-Airbnb cancellations after the initial 24 hours may incur credit card fees between 3.5% - 5%.

Wood & Hot Ash: We've got wood and kindling ready for you both inside the property and in dry storage outside, with details in your Boarding Pass for any associated costs – it is not free. Guests are permitted to bring their own firewood. Please place ash and coal in the provided ash bins and keep them in safe spots – NOT on any combustible materials.
Winter Fun (Ice Rinks & Snow Slopes): Weather permitting, enjoy these with caution and the right gear. Always supervise children closely.

Payment Plans: Outside of Airbnb, payments are staggered – 34% of the total price on the day following your confirmation, 33% 30 days prior to the trip and 33% on the day prior to the trip. Cancellation Fees: Non-Airbnb cancellations after the initial 24 hours may incur credit card fees between 3.5% - 5%.
Security Deposit: For reservations outside of Airbnb, a hold on your credit card will be placed before check-in and released after check-out. Holds are $500, $1000 or $2500 depending on the property rented. Holds are taken 48 hours prior to your stay and released 4-5 business days after check-out.
Stay Informed: Airbnb guests must provide ID verification and rental agreement. All other reservations must provide ID verification, Rental Agreement, Credit Card Hold
Respect & Responsibility: By booking, you agree to our rules and checkout procedures. Missteps or damages could mean extra fees.
Liability: Guests assume responsibility for their safety and actions, including that of children and pets during their stay. Guests also confirm that they are solely responsible for paying for any breakage, stains or damage caused to the property and its contents.
Lost and found: we understand items may be left behind and will do our best to help you recover them, but we cannot guarantee their recovery and are not responsible for lost, forgotten, or misplaced items. If a lost item is found, guests are responsible for all shipping costs to return the item. Items not claimed within 30 days will be disposed of. Shipping arrangements and costs, including postage, packaging, and any handling fees, will be communicated to the guest for approval prior to dispatch. We appreciate your understanding and cooperation regarding our lost and found policy, ensuring a straightforward process for the return of items while removing responsibility from the property owner.
Hot Tub, Steam Room & Sauna: Enjoy responsibly! Follow the provided instructions for a safe and relaxing time. Remember, cleaning or water changes might have extra costs. If you have health concerns, or if you're pregnant, it's best to skip it. Kids need constant supervision around these areas. Don't be surprised by our maintenance folks; they're quick and discreet.
Wood & Hot Ash: We've got wood and kindling ready for you both inside the property and in dry storage outside, with details in your Boarding Pass for any associated costs – it is not free. Guests are permitted to bring their own firewood. Please place ash and coal in the provided ash bins and keep them in safe spots – NOT on any combustible materials.
Winter Fun (Ice Rinks & Snow Slopes): Weather permitting, enjoy these with caution and the right gear. Always supervise children closely.
Landscaping & Snow Removal: Help us keep the place looking beautiful by respecting the gardens and understanding that snow removal takes time. Do not be alarm if you see maintenance team onsite taking care of the landscaping or snow removal.

If you wish to hold an event, we can make arrangements and accommodations. Please be aware that additional terms and conditions along with additional fees do apply based on the size and requirements of the event. All events are custom and must be coordinated directly with us.

THINGS TO KEEP IN MIND:
- This is a mobile first travel booking. Everything is done via app, email and messaging. Your entire stay, once booked, is controlled via our BOARDING PASS. All relevant information, upgrades, requests, check-in info, etc... is found on the BOARDING PASS.
- Contactless check-in and check-out. Note that someone can be made available if required.
- Regardless of applicable cancellation policy, all reservations except Airbnb are charged 34% of the total price 1 day after confirmation, 33% 30 days prior to trip, 33% on day before the trip. Airbnb reservations are charged as per Airbnb terms and conditions.
- All cancellations except Airbnb, for any reason, are subject to credit card fees of 3.5%-5% of the refund amount.
- Non-Airbnb bookings are subject to an ID verification, rental agreement and Credit Card Hold of $2500.00.
- Credit Card Hold is taken 2 business days prior to check-in and is released 4-5 business days after check-out.
- Airbnb bookings are subject to an ID Verification and rental agreement. The security deposit is handled directly by Airbnb and is also $2500.00.
- ID Verifications are to make sure the person booking and paying is the person that shows up at the rental.
- There is a pet fee for pet owners of $150 per stay per pet for Airbnb and $25 per night per pet for all other platforms.
- This is not a hotel, it is a vacation rental. We do not have hotel amenities. Keep that in mind before booking. That is reflected in the pricing.
- Due to health reasons and for the sake of the environment, we no longer provide BODY SOAP, LOTION, SHAMPOO and CONDITIONER. We provide hand soap, dish soap and all other toiletries. That is reflected in the pricing.
- There are no front desks or staff onsite. We are always available to be communicated with and have emergency staff that can be dispatched for repairs or any issues but they are not onsite. You must contact us if need be.
- We try to provide the best possible instructions for everything, if there is anything that is unclear or you are having trouble with anything, you must contact us as there is no one onsite to help you.
- Always be respectful and polite in any communication.
- Mishaps happen, kindly let us know if something went wrong. It is the best and most cost effective way to deal with any issue that may have been caused. We will work with you to minimize costs.
- If you are not happy with anything or require information during your stay, kindly inform us right away. We are here to make your stay enjoyable.
