Amazing studio of 36 sqm, able to accommodate up to 3 people, located on the ground floor of a building in the quiet residential complex of Collina Fiorita.
The property boasts a spacious terrace with fabulous views of Porto Sole and the availability of a covered parking space for guests.
Inside the structure there is a shared swimming pool and a shared tennis court. The location is great! In just 4 minutes by car it is possible to reach Sanremo Station. The interior space is organized as follows: - KITCHENETTE with induction hob, refrigerator with freezer, dishwasher, kettle, oven, microwave, kitchen utensils and wine glasses; - LIVING/SLEEPING AREA with a double bed, a single pouf bed, TV, a dining table, split A/C and access to the terrace; - BATHROOM with shower, washing machine, washbasin, bidet and WC; - TERRACE furnished with table, deck chairs and awning. FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, air conditioning (a single split), drying rack, hairdryer, iron and ironing board. Availability of a garage inside the structure (Width 235 - Height 195 - Length 500). Shared swimming pool and shared tennis court. PLEASE NOTE: to reach the residential complex you need to take a steep uphill road. Presence of stairs to reach the swimming pool and the communal tennis court. RULES SWIMMING POOL CONDOMINIUM: - opening from 1/06 to 10/09 at the following times: 9.30 AM to 7.30 PM; - Maximum height = 2.85 m; Minimum height = 1.10 m; - the wearing of the headset is compulsory; - the presence of a lifeguard; - children under the age of 12 must be accompanied and supervised by an adult; - you must have a wristband to access - you will find it inside the apartment on your arrival; - the area is under video surveillance. Rules of communal tennis court: - opening from 1/06 to 10/09 at the following times: 9.00 AM-1.00 PM/3.30 AM-8.00 PM; - it is necessary to bring regular shoes; - one hour for single and two hours for double is allowed. The entire apartment is for the exclusive use of guests during their stay. To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Sanremo, equal to EUR 1.50 per night per person will be withdrawn in cash, for the first 15 nights.
Children under the age of 12 are exempt. We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy. You can find all the information on the official website alloggiatiweb.poliziadistato Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022). Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F).
Time and period of operation depend on the climatic zone defined by the standard. Imperia Climatic Zone C: 9 hours a day from November 22th to March 23th. Every year takes place in Sanremo the famous Italian Song Festival, the area of Piazza Colombo and the famous Ariston Theatre, where the event takes place, is reachable in 6 minutes by car. - Mediterranean Cuisine & Sea (restaurant): 3 minutes by car; - Dulcis & Dulcis (bar): 7 minutes by car; - Carrefour (supermarket): 7 minutes on foot. The residence is located on a hill and it is necessary to go a steep climb, becoming difficult to reach the center on foot or by bike, especially on the way back.
