This impressive new to market holiday home sleeps eleven and is a house of local importance in this conservation area in the heart of the charming seaside town of Southwold. Just minutes from the town centre and sandy beaches, it is an oasis of calm surrounded by its own private gardens with the added bonus of off-road parking for two cars – perfect for a memorable holiday or celebration break! Interiors are elegantly designed in the style of a boutique hotel with quality fabrics, furnishings, fittings, and equipment with attractive colour palettes throughout and exceptional attention to detail.
The sociable open plan kitchen/living/dining space flows through the ground floor giving ample space for eleven guests to relax in comfort, with French doors opening to the garden for indoor/outdoor living, and a central wood burner to keep the chill off in the wintertime. Guests have a high level of privacy with four luxurious bathrooms for the five individually styled bedrooms; two with king size beds one being ensuite, one with a super king four poster bed, and family bathroom adjacent, a double ensuite bedroom and the family room on the top floor with a double and a single bed.
GARDENS
Forest Cottage sits within a walled garden which is cleverly divided into ‘rooms’ giving a patio where you can dine in the sea air, a circular rose garden for sunbathing and relaxing with a good book, and a lawn for some gentle outdoor games.
When you’re ready to venture out you’re in one of the best locations in town; just a stroll into the bustling high street full of interesting independent shops, galleries, and excellent eateries; minutes from the sandy beach with its string of colourful beach huts and traditional seaside boardwalk pier; and close to the heath (including golf club & tennis facilities) with wonderful walks to the harbour and the pretty villages of Walberswick & Dunwich.
ACCOMODATION
Ideally configured for socialising with your friends and family, the kitchen opens into the dining area to one side and the living area to the other with doors to the hall at the back. There’s a cloakroom off the hall and the stairs to the first floor.
KITCHEN
The chef in the family is sure to enjoy cooking on the Professional Deluxe Rangemaster positioned at one side of the kitchen with a couple of bar stools under breakfast bar for guests to sit on whilst chatting. Additional equipment includes an extra wide Fisher and Paykel fridge with four shelves and a couple of deep drawers in the freezer, a dishwasher, an eye level microwave, washer/dryer, kettle, and toaster with plenty of crockery, cutlery, cookware, and kitchen accessories to cater at home (there are plenty of take-aways too!).
LIVING SPACE
Surrounding the central wood burning stove is a deep corner sofa with a coffee table beside the French doors opening to the garden, and a couple of sofas in the bay window at the other side with a second coffee table. This is where the 68” SMART TV and sound bar is positioned on the wall above a dresser with an additional dresser housing a great selection of books and local magazines.
DINING
Enjoy lazy lunches at the long dining table with eight matching chairs and an additional two chairs plus a highchair. A smart wine console is ready for your wine delivery from the Adnams shop in the high street, and you’ll find plenty of wine glasses and a great selection of games and jigsaws in other dressers.
FIRST FLOOR
Carpeted stairs rise to the first-floor landing where you’ll find two suites with king size beds, an additional king, the four-poster super king, and the family bathroom plus and ensuite double bedroom. All have double glazed sash windows with blinds and interlined curtains.
PURPLE KING BEDROOM WITH EN SUITE BATHROOM
The gorgeous king size sleigh bed takes pride of place between bedside drawers with additional storage on a hanging rail and in a chest of drawers which the SKY GLASS ULTRA HD TV sits on.
THE EN-SUITE
The sunny modern bathroom has a hand shower with attachment over the bath, a wash basin and storage beneath, WC and a heated towel rail (hand and bath towels are provided for every guest)
BLUE DOUBLE BEDROOM WITH EN SUITE SHOWER ROOM
Decorated in a pretty palette of blues and greys, this room also has a chic double size bed, bedside drawers, a chest of drawers with small smart TV on it (not Sky enabled), a dressing table with stool, plus a wardrobe.
THE EN-SUITE
This en-suite has both a fixed and hand-held shower in the corner cubicle, a WC, wash basin, heated towel rail and daylight thanks to the sash window.
POLKA DOT KING BEDROOM (next the family bathroom)
Overlooking the garden at the back, this bedroom with a pretty pink fabric and an ornate king size bed has room for you to unpack and settle in with bedside drawers, a clothes rack, chest of drawers and the added bonus of a wall mounted TV with Sky Ultra HD.
FOUR POSTER SUPER KING BEDROOM (next the family bathroom)
What a treat to sleep in such an impressive mahogany four poster super king size bed! Sitting at the front of the house with two sash windows, this room also has plenty of space for your belongings with two large wardrobes, bedside drawers, and a console table with a radio on it beneath the wall mounted TV with Sky Ultra HD.
FAMILY BATHROOM
Conveniently near the four poster and polka dot bedrooms this gorgeous bathroom has a double ended roll top bath, a wash basin by the window, WC, and heated towel rail.
TOP FLOOR TRIPLE WITH FAMILY BATHROOM
Up the 2nd carpeted staircase you’ll find the family suite which has a triple bedroom to the left with a double and a single bed and plenty of storage with a chest of drawers, dressing table, a small hanging rail, and bedside drawers. There’s also a wall mounted TV with Sky Ultra HD, and the windows have child tamper locks on them to prevent little guests climbing out.
EN-SUITE FAMILY BATHROOM
To the right of the stairs is this beautiful big bathroom with a sumptuous double ended style bath, large shower cubicle with adjustable hand-shower, wash basin, WC, heated towel rail (towels provided) and double aspect windows giving light all day.
OUTSIDE
Wrapping around the house, the garden is an oasis of calm in the heart of town, and due to its impressive front lawn and idyllic country style appearance the properties front gardens are often photographed by many visitors to the town.
There are four garden areas for you to enjoy, mainly not overlooked by anyone and the south facing gardens on the rear of the property benefit from full sunshine until late into the evening. Please observe the NO PETS restriction throughout.
• REFLECTION – the walled peaceful garden with seating for reading a book, doing the crossword with a cold beer, or listening to the church bells
• ROSE GARDEN – the only non-overlooked garden in Southwold for sunbathing (2 recliners and cushions provided), enjoy with a gin and tonic
• KICKING GARDEN – for the kids to run around in or playing games, there is also a local park called Tibby’s Green with swings and multiple playing fields within 3 minutes’ walk of the property
• ALFRESCO DINING GARDEN – patio garden with seating (pads included) and dining table with parasol and a BBQ and the best sunshine!

OWNERS DISCLAIMER & OUT OF BOUNDS REQUEST
There is a 2m tall art installation of great sentimental value to the owners of a wooden hedgehog sitting in the front garden. Made by a local boat builder, the structure has 7,000 hand turned spikes which took over six months to make. He is named DAVE after the owner’s late father and is the affable brand character of the owners nearby hotel www.thehoghotel.co.uk. DAVE Is also regularly photographed, and people take selfies with him from the outside of the perimeter wall.
The owners respectfully request that the front gardens remain out of bounds for the duration of your stay and do not take any liability for injury.
CCTV is recorded on the perimeter of the property due to the value of the art installation. The front lawn is also undergoing some extensive on-going rehabilitation treatment in a few areas. Damages will be sought should the lawn or hedgehog be damaged in any way. The Summer House and Garage are also out of bounds as these contain the owner’s belongings as the house is used regularly by the owners.
